The Airbnb changeover checklist

From the CLR Laundry blog · August 2026 · 3 min read

The short answer

What separates a calm changeover from a chaotic one? One thing, mostly: whether the laundry happens on changeover day or somewhere else.

We handle changeover linen for hosts across Northern Ireland, from single apartments to multi-property operators, so we have watched this checklist evolve for years.

Here it is, start to finish.

The night before

  • Confirm check-out time with the departing guest
  • Stage the next full linen set, clean and ready
  • Book your laundry collection, or plan the depot drop

Ten minutes the evening before saves an hour on the day.

Strip first, clean second

Beds get stripped the moment you walk in, straight into a securely fastened, labelled laundry bag. Towels, bath mats and robes go in a separate bag.

While the beds air, do kitchen, bathroom, surfaces, bins and keys. Make the beds last with the clean set.

The three-set system

Run at least three complete linen sets per bed. One on the bed, one on the shelf, one in the laundry. If your stays are short you will need more than that.

Hold a few spares on top. Sets get damaged, and guests do take things home. Without spares that becomes a panic on a Friday afternoon.

Same-week turnarounds

Most hosts settle on a regular collection day that keeps a clean set ahead of the next booking.

For the odd emergency, our drop-off cabin at 26 Haw Road, Bushmills is open 24/7. Ring ahead and we will tell you exactly when it can be ready.

Why barcoding matters for multi-property hosts

Every item we launder is barcoded and scanned in and out. That is how we keep one property’s linen apart from another’s.

Most hosts who have used another laundry have a story about losing items, or being handed back somebody else’s. That is the thing barcoding is there to stop.

Changeover day on the Causeway Coast

Coastal hosts in Portrush, Portstewart, Ballycastle and Bushmills mostly run Friday and Sunday changeovers, which means the whole town is turning over at once and every cleaner is booked.

Inland, around Ballymena, Antrim, Randalstown and Magherafelt, changeovers spread through the week and the day is far less frantic.

Either way the linen is the part you can take off the day entirely, and it is the only part that does not need you present.

Key takeaways

  • Laundry never happens on changeover day, that is the whole trick
  • Three sets per bed minimum, plus spares for damage and the ones that walk
  • Strip beds first, make beds last
  • A regular collection day keeps you ahead of the bookings
  • Barcoded items keep multi-property linen separated

Frequently asked questions

How many linen sets does an Airbnb need?

Three complete sets per bed is the working minimum: one on the bed, one on the shelf, one in the laundry. Add spares on top, because items get damaged and guests take them home.

Is it cheaper to wash Airbnb linen myself?

Count your hours and electricity honestly and the gap narrows fast. Most hosts who switch say the time saved on changeover day was worth more than the difference.

Can I use a laundry for just one apartment?

Yes. Plenty of our clients are single properties. There is no minimum and no contract.

Final thoughts

Prepare the night before, strip first, make beds last, and let three linen sets do the heavy lifting.
